SAT Research Desk is the in-house research function of SAT Real Estate Services, a FAL-licensed commercial leasing advisory based in Riyadh. Articles published under this byline are written by the firm's leasing advisors and reviewed against direct transaction experience: 200+ transactions advised across 500+ buildings reviewed in Riyadh, across office, retail (including showrooms), food and beverage, industrial and logistics, medical and healthcare, education, hospitality, land and development, and mixed-use.
Observations published here reflect what the desk sees in live mandates, not third-party syndicated data, and not listings inventory. Where a figure or claim depends on a regulator or external source (REGA, MISA, the Royal Commission for Riyadh City, Ejar), the source is cited inline.
The desk does not publish a public price index. The forthcoming Riyadh Commercial Rent Index is a methodology paper with full quarterly data scheduled for Q4 2026.
